Typical Moriarty projects
- New homes and manufactured homes on raw acreage
- Older ranch homes with worn-out tanks and fields
- Additions and casitas that push an old system past capacity
How it goes
- Site visit and soil evaluation
- System design sized for the home
- State permit
- Excavation, tank and field installation
- Inspection, backfill and grading

Valley considerations
Estancia Valley soils vary. Some sites absorb water well; others have clay or caliche close to the surface. The evaluation decides whether a conventional gravel or chamber field works, or whether the design needs to change.

Septic questions
How much land do I need for septic?
It depends on soil, house size and setbacks. Most acreage lots have room; smaller lots need planning.
Do I need a well and septic permit?
Septic is permitted through the state Environment Department; wells have their own process.
Can you start before the house is done?
We plan it early and install at the right stage of construction.
